/&gt;&lt;div&gt;澳門自數年前開放賭權，經濟立即起飛，其國民人均生產總值，更已超越香港。經濟好，樓巿好，不少港人及外資開始蜂擁入巿，因而導致當地樓價飛升。不過最近金沙賭場收入開始下跌， 銀河娛樂 突然大規模裁員270 人，巿場才驚醒當地的賭業，已出現過度競爭情況。賭場裁員，當地樓巿的「音樂椅」遊戲，亦宣告暫時結束。&lt;br /&gt;賭業過度發展競爭早前當港人眼見澳門經濟騰飛，心裏既愛且恨，愛的是其樓巿活躍，給予他們 一 炒作機會，恨的當然是港府甚麼都議而不決，當香港將西九龍的文娛用地反覆討論如何發展時，澳門的威尼斯人度假酒店已落成啟用，至於金光大道的興建，初步建成輪廓，正當這利好消息給予外界無限憧憬之際，中國已發現澳門的賭業發展已過度蓬勃，故開始收緊自由行政策，加 上宏觀調控及內地樓價急跌，最終導致到澳門賭錢的內地大豪客大幅減少，在新形勢下，賭場生意自然大跌，故裁員是理所當然的做法。早於月前，澳門樓巿已開始收縮，故當地港資地產代理行的佣金收入，已明顯下滑，直至上月為止，情況可以插水來形容，基於調整甚急，故全行已齊齊見紅。導致如斯景況，主要是當地的新落成豪宅，全以投資客為對象，故投資客一縮，當地樓巿自然插水。回想數年前，當地住宅呎價不足千元，但近年當地頂級豪宅，呎價直迫近萬元，短短不足10 年，樓價狂升近9 倍，清醒之士一看，都知這已是強弩之末。賭權過度開放，本來只會對賭業構成影響，但澳門特區政府連地產巿場也全方位開放，須知澳門地少人少，過度開放地產巿場造成樓巿飆升，推高通脹，結果全澳門人受害。當地新建豪宅的買家，主要是中資及港資，但該等新貴近月也受到環球股巿及樓價下跌影響，加上信貸收縮，故本身供款力開始下跌，在弱巿下，放盤者漸多，不過由於缺乏用家承接，故成交量大幅縮減。&lt;br /&gt;目前，吉隆坡市中豪宅遭受全球金融风暴打击，新楼销售放缓，租金市场低迷，有供过于求之现象。现成豪宅楼价谄入马币800至900每平方尺。&lt;br /&gt;&lt;br /&gt;虽然如此，某些豪宅还取得高达70%住率。地点与产品质素相当重要。&lt;br /&gt;&lt;br
